Sydney Warehousing

The problem with a lot of Sydney warehousing is that it was never designed to be a warehouse. Older sites get retro-fitted with racking that works around existing walls and columns, which wastes height, slows picking and caps how much stock you can hold per square metre. When you are paying Sydney land prices, that lost density is money.

IFC took the other route. Its Sydney warehousing facility at Leppington is a 20,000 square metre site that was purpose-built and racked from new, not converted from something else. The layout was set before the racking went in, so the storage cube and the pick paths were planned together rather than compromised around an old shell.

Location built for Western Sydney freight

The Leppington facility sits at Warehouse 2, 17 Eastwood Rd, in the Leppington Business Park, with direct access to the M7 and M5, Sydney’s two main freight corridors. That access is the quiet advantage. It gives predictable run times north, south and west without fighting through inner-Sydney congestion to reach a motorway.

The site is roughly 16 kilometres from Western Sydney International and 43 kilometres from Port Botany via the M5 East. That mix matters as freight patterns in Sydney shift. Western Sydney International’s cargo precinct opens on 26 July 2026, and unlike Kingsford Smith it carries no overnight curfew from 1 November 2026. For importers and exporters, a warehouse this close to a curfew-free air freight hub opens up overnight movements that the older airport cannot support.

A facility your retail partners will approve of

The site is part of a Stockland estate targeting a 5 Star Green Star Design and As-Built rating, with rooftop solar, intelligent LED lighting and rainwater harvesting. Sustainability credentials are no longer a nice-to-have. Major retailers now ask suppliers to account for the footprint of their logistics, and warehousing in a Green Star rated building gives you a straightforward answer in those supplier reviews.

3PL and distribution across the full range of goods

If you sell into more than one state, stock can be positioned closer to each market rather than shipped long distance from a single point. For a brand scaling beyond New South Wales, that national footprint removes the pain of finding and vetting a separate provider in each city.
